Project Summary

Comprehensive marketing advice issued includes profiling the likely anticipated occupier profile for the building, the overlap with the previous tenant’s fit out, the overhaul of the mechanical and electrical installations. 

The building comprises a total of 26,500 ft2 with typical  floor plates of c. 5,000 ft2.  The building was to see a comprehensive overhaul and refurbishment of the existing offices and reception area, and of the former showroom on the ground floor. 

A key drawback of the building was the low floor to ceiling height on the 4th and 5th floors.  Advice provided to create a cut out in the 5th floor plate to create an impressive double height gallery section linking the two floors.

Pre-let terms were agreed during the early stages of the refurbishment for a letting of the 1st to 5th floors to branding agency, Hugo & Cat. 

The ground floor was also pre-let to international advertising agency, Adstream for their London HQ.
