Strettons provided RICS Red Book valuations in the form of individual Market Values (notional 100% equity share) to establish the asking prices before the release of the flats to the market.

There was a lack of direct comparable sales evidence for shared ownership tenure flats in the location and even further afield for this high level of value.

Our detailed research and expert analysis of the private sale evidence in the location and also high value shared ownership tenure flats further afield enabled us to provide accurate valuations. This proved to be the case with the flats all selling within a reasonable time frame. 

The subject block forms part of a residential-led mixed use scheme, known as Goodmans Fields, a circa .7 acre site being developed by Berkeley Homes. 

The Goodmans Fields development will comprise, when finished, six towers arranged around a central main plaza which will provide a high quality public open space. As part of the main central plaza, there will be restaurants, bars, supermarket and pop-up art displays.

This is a multi-phase development incorporating over 900 residential units, student housing, a hotel, together with a range of commercial uses and new community space.

The shared ownership tenure flats were unique given the central location, high specification and high value.
