Cheque Centres occupied one of the retail investments they held on an FRI lease but went into Administration in July 2014. Our Asset Management Department advised our client that the tenant`s failure was actual a ripe opportunity. The property, in the increasingly fashionable Bakers Arms area in Walthamstow, had two floors of non self-contained offices above a shop. We advised our clients to obtain a planning consent for two 1 bed flats above.
Following the success of obtaining the consent for the two flats we suggested to the client that we look to develop the rather unattractive yard. We have now obtained consent for a unique 1 bedroom house that fronts Poplars Road.
The client was delighted with our input and vision and has asked us to undertake further work on the family`s property portfolio.
The investment value of the property will increase from circa £350,000
to £1,000,000 although the build costs will be substantial to get here.
