Project Summary

Instructions were secured during the early construction phases of this scheme which was scheduled to deliver a substantial purpose built student complex with a commercial content over the ground and first floors of the block.

 

The commercial element comprised two floors totalling 47,500 ft2 with floor plates of c. 21,000 ft2 and c. 27,000 ft2 linked via an impressive spiral concrete staircase. 

 

The building offered unique accommodation by virtue of the depth of the floor plates, and with large elements of the floors benefitting from daylight from two larger central atria. 

 

Instructions were confirmed on the commercial content of the building, which at the time of appointment had planning permission for educational use within Class D1.

Comprehensive marketing advice was provided covering all aspects of the anticipated catchment market and fit out / specification requirements – in particular reinforcing the need to widen the permitted use of the building to include Class B1 office use.

 

All appropriate marketing material was co-ordinated including interactive e-brochure and web site.

 

Terms agreed with leading co-working group, WeWork to take a pre-let of the whole of the commercial space in the building on a new 15 year lease subject to handover of the unit subject to a partially completed Cat A finish at £53.50 per ft2 subject to contributions for aspects of the tenant’s fit out.
