A BRIEF INTRO

TO EAST LONDON'S NEWEST HOTSPOT

East of the A12 dual carriageway and between Victoria Park and the Queen Elizabeth Olympic Park is a dynamic mix of residential, warehouse and commercial property that is quickly filling in with both new and established businesses, cafés, retailers, brewers, bars, galleries and more.Building on the industrial heritage and creative community, the vision for the area is an innovative quarter to live, work and visit. Diversity and the local culture, coupled with the growing number moving into the area, make it one of the city’s newest and most sustainable communities.

Surrounded by a mix of residential and commercial units, the area continues to grow and change. The East Village in nearby Queen Elizabeth Olympic Park already contains nearly 3,000 new homes, and the park is being further developed over the next 20 years to bring in 5 new neighbourhoods of over 10,000 new homes, commercial spaces and other uses.

CHANGING LOCATION

Walking the streets of Hackney Wick, you’ll observe cranes and a buzz of activity which is opening the space to a wider mix of new occupiers. There is already an established Creative and Cultural Industries community within Hackney Wick: Fish Island and a number of large converted factory buildings are known to house communities of artists. Hackney Wick: Fish Island has historically been recognised as an area supporting this industry and has more recently established itself as a hub for creative business, owing to the densely populated artist community as well a number of creative co-working

spaces such as 90 Main Yard, The Trampery, Fish Island Labs and Stour Space. The area has a wide range of food and beverage operators with new venues opening regularly. Since the investment in nearby Stratford City, the locality has become a destination for those within the technology, media and telecoms sector, where demand continues to grow.

THINGS TO COME

A FEW OF THE AREA’S LATEST APPROVED SCHEMES

Hackney Wick: Fish Island will benefit from numerous developments over the coming months. Several more mixed-use schemes have been given the green light and will provide even more housing and commercial space for the area.

BERKSHIRE ROAD

In Spring 2017, the LLDC gave the go-ahead for a Mikhail Riches designed scheme on the northern border of the Hackney Wick masterplan for Coldpark. Based on a former warehouse site, the new development will include 17,000ft2 of commercial space with 39 homes above and create a new public street.

DACE ROAD

This new mixed-use development received unanimous planning approval from the London Legacy Development Corporation (LLDC). Designed by pH+, the scheme will feature a five-storey building with 34 flats, office space and communal gardens.

Also on Dace Road, The Aitch and Mura joint venture has been given approval for a 110 home mixed-use scheme designed by Buckley Gray Yeoman. The scheme will feature four new buildings built around a central courtyard, which will provide pedestrian access to Hackney Wick via the South Western gateway. The development will replace current light industrial sheds.

FISH ISLAND VILLAGE

The Peabody Housing Trust is working with London based social enterprise, The Trampery, to create a community focused on entrepreneurship and innovation by providing workspace for start-ups and small businesses. The new scheme will include 44,000 ft2 of new workspace and 408 new homes in 13 buildings on Fish Island. This will include communal areas and public spaces.
