RESIDENTIAL DEVELOPMENT

1-2 HEPSCOTT ROAD, HACKNEY WICK, E9 5HB

Client

McGrath

Property

Freehold sale development site extending to 6.7acres

Project Summary

The site is situated in the emerging Hackney Wick regeneration area. There are three main facets to the regeneration of Hackney Wick. First, the London Legacy Development Corporation’s (LLDC) approach to development around the Hackney Wick Overground rail station on their own land holdings, second, the LLDC’s approach to private sector development within their defined red-line around the station, and, third, how the private sector interacts with the LLDC’s planning objectives on the surrounding areas.

To the immediate north of this site is The Lord Napier public house and the terrace of industrial units that run parallel to and south of the station. The pub is listed and expected to be refurbished with LLDC ambitions for this to be returned to leisure use. Expectations are that the industrial units will be purchased from Bowmite and Zamo by the LLDC and replaced with a mix of affordable workspace and residential.

Access to the station will be enhanced with a new entrance on LLDC land close to the Structadene’s Queens Yard part new and part-conversion nine storey courtyard scheme of circa 150 units and 50,000 sqft commercial, fronting the canal and north of White Post Lane.

Planning application was submitted in February 2012 for residential-led mixed used development. The planning application was made to London Borough of Tower Hamlets ref: PA/12/00249.

Strettons acted for the vendors to provide sales advice to maximise the sale to a residential developer.
