We were involved with the original sale of the site and then represented and advised the purchaser on the subsequent letting of the commercial accommodation. Initially designed for smaller office duplex units, we consulted with the client to maximise the scheme when use class changes were introduced in September 2020.

The introduction of Class E allowed the reconsideration and reconfiguration of the commercial accommodation to host retail, leisure and restaurant tenants that would not have been permitted previously. We advised on the delivery of new units and configurations within the scheme that met tenant demand across a variety of uses.

The commercial space has been let to a range of tenants, with an average rent across basement, ground and first floors in the region of £35.00 per sq ft. New tenants include Stronghold Climbing Centre, Café Cecilia and Yeast Bakery, a recording studio, and The Department of Workplace Pensions.
