Shoreditch Exchange is a landmark City Fringe development by award-winning architects AHHM. The development comprises 184 flats (all sold/occupied) and c.160,000 sq ft of commercial space spread across three blocks arranged around newly designed and landscaped public realm areas.

 

This new landmark development, located a short walk from Hoxton Overground station and Columbia Road Flower Market in Hoxton, is one of the largest commercial developments in the area and is split into three distinct blocks comprising of The Senna Building providing 100,000 sq ft of offices, The Cassia Building providing c.14,000 sq ft of affordable office space, and The Rosewood Building providing c.40,000 sq ft of flexible retail, restaurant, and leisure space.

 

Strettons have been involved with the scheme since 2018, initially handling the introduction of WeWork to the scheme, which committed to a pre-let of the whole of The Senna Building. In late 2020, we were then appointed to handle the marketing of the retail & leisure space at The Rosewood Building, where signings include PureGym, 9 Rounds, Butchers Salon, Music & Beans Coffee, Ejiro Studio, and Amazon Fresh.

 

We also have terms agreed on four further units including a wine bar/bistro restaurant, and an immersive bar operator. Just three units remain available. We were appointed on The Cassia Building in mid 2021 on which marketing remains ongoing, and we are working closely with our client to generated interest within the constraints of the affordable workspace / Section 106 requirement to optimise the rental return.

 

Rents achieved for the retail space within The Rosewood Building vary depending on unit size, floor level and position in the block, but are typically between £25-£45 per sq ft. Rents secured on the office space within The Senna Building element were at early £60per sq ft. The Cassia Building is marketed at £35 per sq ft blended across the ground and basement floor.
