We were instructed to market the Park located in Harlow’s Enterprise Zone and assist with identifying suitable tenants for all spaces.

Phase 1 of Harlow Innovation Park includes 30,000 sq ft of speculative Grade A office development known as Nexus. Modus, Phase 2 includes 6 mid-tech units ranging between 5,220 and 25,973 sq ft, ideal for businesses focusing on all areas of science, technology, research, and innovation. Also comprising up to 17.8 acres of built-to-suit opportunities, for mid-tech industrial units, labs, or offices. These sites range between 1-10 acres, available for leasehold or long-leasehold turnkey.

With cutting-edge architecture and a central location, we have witnessed a successful turnout for these impressive mid-tech warehouse units, with office tenants including Renesas and Public Health England. Units at Modus 1A-1C and Unit 2 successfully let to SmartKas and Xylem Ltd respectively. Unit 3B has also been let, with the final unit 3A remaining.
