6-storey character offices built in 1912

This mixed-use Victorian Era, Grade II listed building is arranged over 6 floors, conveniently located within walking distance of Liverpool Street, Aldgate and Fenchurch Street Station. 

We have managed the building since its purchase in 2014. At this point, the office block was in a general state of disrepair, so we agreed to a refurbishment scheme to maximise the property's potential.

We appointed and led a project team to manage a capital improvement programme of £400,000+ to provide necessary upgrades. We also felt the building was significantly under-rented and worked with our City and City Fringe commercial agency team to reposition the building and improve the rental value.

Within two years, all leases on five floors had been either re- geared or re-let on substantially improved terms, increasing both rents and the investment value.

More recently, the floors of the 2nd-floor office were returned from the previous occupier in worn condition. Our team agreed to dilapidation settlements and advised our client on the refurbishment works needed. We appointed The Workplace Partner to carry out the works and since then have secured ten viewings in three weeks – where previously we had had very few.
