Mellish Industrial Estate, Warspite Road, SE18 5NUWe were brought on to manage Mellish Industrial Estate, an 85,000 sq ft estate multi-let to tenants such as The Metropolitan Police and Nature Springs.

The client wanted us to maintain the value of the new estate, run services at value for money and manage the occupiers proactively and communicatively so they could get on with running their own business and concentrate on new acquisitions.

We looked at all aspects of the management of the estate. Over time, we improved all leases on renewal to include a sinking fund to plan for long-term capital expenditure. We kept the service charge expenditure consistent and looked at improving services to maintain value for the client. We also liaised with tenants to meet their occupational needs, keeping both the client and tenants happy.

We ensured that contracts were put out for tender to ensure value for money and looked at ideas for underutilised space to add value. We recommended that one of the units be either demolished and rebuilt or extended to provide more space.
