115,000 sq ft industrial investment sale and leaseback on 5.6-acre site in EN8

On behalf of our client Reynolds, Strettons acted as a sole selling agent to identify a suitable purchaser for the sale and leaseback of this headquarters logistics hub and advise on lease terms and sale price. Covering 115,000 sq ft, the warehouse occupies a 5.6-acre site. 

Our team optimised the deal by agreeing on a suitable market-evidenced rent to the core structure of the building, with additional rent for the mezzanine and the rear yard. 

London Metric purchased the site on a sale and leaseback transaction for £43.7 million, with a net initial yield of 3.5%, estimated to rise to 4.0% in five years.
