We provided RICS Red Book valuation advice in individual market values/market rents for the proposed commercial units within the first phase of a major scheme known as ‘Royal Albert Wharf’.  

The development is located within the London Borough of Newham, north of the Royal Docks and on the eastern edge of the London Docklands.  When we were appointed, the scheme was still under construction. It is due to be completed and handed over at various stages in the coming years.  

The commercial units are arranged over the ground floors of three medium-rise blocks comprising 2,956 sq m/31,818 sq ft of space and form Phase 1 of the development.  

Various uses include A1 (shops), A2 (estate agents and banks), A3 (restaurants and cafes), A4 (pubs and bars) and B1 (office and business use). D1 units (medical or nursery uses) will be provided in phase 2 of the scheme.  

The GDV ran into many millions.
